BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHICAGO:
SECTION 1. Title 17 of the Municipal Code of Chicago, the Chicago Zoning Ordinance, is hereby amended by changing all the current C2-3, Motor Vehicle-Related Commercial District symbols and indications as shown on Map No. 6-F in the area bounded by:
a line 175.0 feet north of and parallel to West 26th Street, South Federal Street; West 26th Street; and the public alley next west of and parallel to South Federal Street
to those of a B2-5, Neighborhood Mixed-Use District.
SECTION 2. This Ordinance shall be in force and effect from and after its passage and due publication.

Narrative: The subject property is improved with a five-story vacant warehouse building that has an existing floor area of 51,547:2 square feet and no parking. The Applicant proposes to rezone the subject property from a C2-3, Motor Vehicle-Related Commercial District to a B2-5, Neighborhood Mixed-Use District to convert the warehouse into a residential building with 34 residential dwelling units and 35 parking spaces to be located on the ground-floor. The new floor area will be 57,617.6 square feet. The existing height of the building, 83.39 feet, will remain unchanged.
