ORDINANCE


BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHICAGO:


SECTION 1. Title 17 of the Municipal Code of Chicago, the Chicago Zoning Ordinance, is hereby amended by changing all of the RS3 Residential Single-Unit (Detached House) District symbols and indications as shown on Map No. 13-G in the area bounded by


West Gunnison Street; a perpendicular line to West Gunnison Street 100 feet east of and parallel to North Magnolia Avenue; a perpendicular line to North Magnolia Avenue 138.46 feet south of and parallel to West Gunnison Street; a perpendicular line to West Gunnison Street 125 feet east of and parallel to North Magnolia Avenue,


to those of a RM4.5 Residential Multi-Unit District.


SECTION 2. This ordinance shall be in force and effect from and after its passage and due publication.

Dear Property Owner or Resident:

In accordance with the requirements for an Amendment to the Chicago Zoning Ordinance, specifically Section 17-13-0107, please be informed that on December 22, 2014, the undersigned filed an application for a change in zoning from RS-3 Residential Single-Unit (Detached House) District to RM-4.5 Residential Multi-Unit District on behalf of the applicant/owner, Gunnison Firehouse LLC, for the property located at 1217-1219 W. Gunnison St.

The applicant intends to adapt the vacant two-story, 3,988 square foot firehouse building oh the subject property to residential use, constructing four dwelling units within the firehouse building and four parking spaces at the rear of the subject property. The one-story building on the subject property, which is located to the rear and adjacent to the firehouse building, will be razed. No changes will be made to the bulk of the firehouse building on the subject property. The purpose of the zoning change is to allow for the development of four dwelling units on the subject property as planned.
