ORDINANCE

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHICAGO:

SECTION 1. Title 17 of the Municipal Code of Chicago, the Chicago Zoning Ordinance, is hereby amended by changing all the M2-2 Light Industry District and Ml-1 Limited Manufacturing/Business Park District symbols and indications as shown on Map No. 9-1 in the area bounded by:

West Roscoe Street: A line 349.03 feet east of North California Avenue; A line 306.25 feet south of West Roscoe Street; and North California Avenue

to those of a C3-3 Commercial, Manufacturing and Employment District.

SECTION 2. This Ordinance shall be in force and effect from and after its passage and due publication.

3289-3325 North California Avenue and 2727 West Roscoe Street TYPE I REGULATIONS

Narrative: The subject property contains approximately 106,879 square feet and is improved with a two buildings: 1) a one story approximately 14,553 square foot building with the address of 3325 North California Avenue; and 2) a one story approximately 46,876 square foot building with the address of 2727 West Roscoe Street. The Applicant proposes to rezoned the property to a C3-3 district and undertake an interior remodeling ofthe two buildings, with no addition. The buildings will be used for day care; schools; commercial uses, including offices, retail, animal services, artist work or sales space, venue or banquet space, medical service, personal service, participant sports and recreation; and artisan, limited (catering and shared-kitchen) and limited manufacturing uses. Eighty parking spaces, forty bicycle parking spaces and one loading berth will be provided.
