BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHICAGO:

SECTION 1. Title 17 of the Municipal Code of Chicago, the Chicago Zoning Ordinance, is hereby amended by changing all the RS3 Residential Single-Unit (Detached House) District symbols and indications as shown on Map No. 1-H in the area bounded by


a line 207 feet north of and parallel to West Grand Avenue; the alley next east of and parallel to North Claremont Avenue; a line 160 feet north of and parallel to West Grand Avenue; and North Claremont Avenue,

to those of a RM4.5 Residential Multi-Unit District is hereby established in the area above described.

SECTION 2. This ordinance shall be in force and effect from and after its passage and due publication.

In accordance with the Amendment to the Chicago Zoning Code enacted by the City Council, Section 17-13-0107-A, please be informed that on or about December 1,2017,1, the undersigned, intend to file an application for a change in zoning from the RS-3 Residential Single Unit (Detached House) District to a RM-4.5 Residential Multi-Unit District, on behalf of the Applicant and Property Owner, CSS Capital, LLC, for the subject property located at 517-519 N. Claremont, Chicago, Illinois.

The Applicant is proposing to develop the subject property with a three-story residential building that will contain five (5) dwelling units. The proposed building will be masonry in construction.
