ORDINANCE
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHICAGO:
SECTION 1. Title 17, of the Municipal Code of Chicago, the Chicago Zoning Ordinance be amended by changing all Ml-2 Limited Manufacturing / Business Park District symbols and indications as shown on Map No. 5-M in the area bounded by
a line 515.69 feet north of and parallel to West Bloomingdale Avenue; a line 444.13 feet west of and parallel to North Central Avenue; a line 473.73 feet north of and parallel to West Bloomingdale Avenue; a line 345.71 feet west of and parallel to North Central Avenue; a line 321.72 feet north of and parallel to West Bloomingdale Avenue; North Central Avenue; a line 165.78 feet north of and parallel to West Bloomingdale Avenue; a line 581.27 feet west of and parallel to North Central Avenue
to those of C3-5 Commercial, Manufacutring and Employment District, and a corresponding use district is hereby established in the area above described.
SECTION 2. This ordinance shall be in force and effect from and after its passage and due publication.

Narrative
The zoning of the subject site is M1-2 Limited Manufacturing/Business Park District and Applicant proposes to amend this to C3-5 Commercial, Manufacturing & Employment District in order to renovate an existing manufacturing/warehouse facility to allow Commercial uses allowed in the C3-5 zoning district. The subject site is located at 1819 N. Major Avenue and contains a site area of approximately 132,258 square feet. No expansions to the existing building are proposed; no height increases or building footprint increases are proposed. The development involves only reuse of an existing building. As a result, in accordance with Chicago Zoning Code Sec. 17-8-0515-C, the mandatory planned development requirements for this building do not apply.
