ORDINANCE


BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHICAGO:


SECTION 1. Title 17 ofthe Municipal Code of Chicago, the Chicago Zoning Ordinance, is hereby amended by changing all of the RS-3 Residential Single-Unit (Detached Housing) District, as shown on Map 6-H in the area bounded by:

West 23rd Place; South Hoyne Avenue; a line 49.00 feet South of West 23rd Place; and the alley next West of and parallel to South Hoync Avenue,

to those of B2-3 Neighborhood Mixed Use District

SECTION 2. This ordinance shall be in force and effect from and after its passage and due publication.

NARRATIVE AND PLANS
FOR THE PROPOSED TYPE 1 APPLICATION 2334-2336 SOUTH HOYNE AVENUE
The Application on behalf of the current property Owner, Diamond Properties Group, LLC, is for a Zoning Map Amendment from RS-3 Residential Single Unit (Detached) District to B2-3 Neighborhood Mixed-Use District for purposes of subdividing one zoning lot into two zoning lots from 49' x 104.50 into two zoning lots of 24' x 104.50 and 25' x 104.50 respectively (the property is a Zoning Lot as defined in Section 17-17-02197).
On the vacant lot, the Applicant intends to construct a three-story, three dwelling unit building with three (3) off street parking spaces. There will be no change to the existing three (3) dwelling unit building at 2334 South Hoyne. The footprint of the new Building at 2336 South Hoyne shall be approximately 19 feet by 70 feet in size, and the new building shall be 30 feet 2 inches high, as defined by City Code.
