BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHICAGO:


SECTION 1. Title 17 of the Municipal Code of Chicago, the Chicago Zoning Ordinance, is hereby amended by changing all the current M 1-2, Limited Manufacturing/Business Park District symbols and indications as shown on Map No. 1-K in the area bounded by:
West Carroll Avenue; the public alley next west of and parallel to North Pulaski Road; the public alley next south of West Carroll Avenue; and a line 200.0 feet west of and parallel to North Pulaski Road, as measured along the south line of West Carroll Avenue
to those of a C3-2. Commercial. Manufacturing and Employment District.
SECTION 2. This Ordinance shall be in force and effect from and after its passage and due publication.

NARRATIVE AND PLANS
TYPE I Rezoning Attachment 4013-19 West Carroll Avenue
The subject site is improved with a two-story manufacturing building that includes approximately 20,708 ground floor square feet and is approximately 30.0 feet in height. The property includes no parking. The current use of the property is manufacturing use.
GAR PARK 1 LLC (the "Applicant"), proposes to rezone the property to convert the current manufacturing use to a commercial use to allow the rental of construction equipment at the existing building. The existing building, floor area, and height will be maintained. No additional parking will be added.
To allow the proposed project, the Applicant seeks a change in zoning classification for the subject property from a from a Ml-2, Limited Manufacturing/Business Park District to a C3-2. Commercial. Manufacturing and Employment District. This change of zoning classification is being sought through the Type 1 rezoning process of section 17-13-0302-A of the Zoning Ordinance.
