Be It Ordained by the City Council of the City of Chicago:
SECTION 1: Title 17 of the Municipal Code of Chicago, the Chicago Zoning Ordinance, is hereby amended in Chapter 17-3, Section 17-3-0403 by adding a new Section 17-3-0403-B as follows:
17-3-0403-B Premiums
Developments subject to the development standards of a B or C district with a dash 5 suffix are eligible for a floor area ratio premium in accordance with the following:
1. The proposed development must be located on a site with a net site area of six (6) acres or more;
2. The proposed development must be located within 600 feet of a CTA or METRA transit station; and
3. The proposed development must be reviewed and approved in accordance with the planned development procedures of Section 17-13-0600.
Developments meeting the above standards are permitted to take a 20% increase in the allowable floor area ratio over and above the stated maximum floor area ratio of Section 17-3-0403.
SECTION 2:  This ordinance takes effect after its passage and approval.
